The Property Operations Platform for UK Letting Agents

AI-assisted repairs, intelligent compliance tracking, and a living property knowledge base — built by everyone who works on the property, used by everyone who needs it.

Lora AI repair reporting interface — tenant issue submission with photo and voice note upload

Tried, tested, and trusted by UK letting agents.

Everything a managed property needs. In one place.

From the moment a tenant reports an issue to the day a compliance certificate renews — Lora handles it.

AI Repair Triage

Tenants describe an issue in their own words — text, photo, or voice note. Lora's AI categorises the problem, suggests a light-touch fix where appropriate, and dispatches the right contractor when one is needed. No unnecessary callouts.

Compliance Certificate Tracking

Store EICR, gas safety, and all compliance certificates in one place. Lora tracks expiry dates and raises visible alerts at the right time — intelligently timed by certificate type, so you never renew too early or miss a deadline.

Living Property Knowledge Base

Stopcock locations, fuseboard positions, boiler make and model, white goods — all logged once, accessible instantly. Built frictionlessly: contractors are asked to confirm details as they work, so the record builds itself over time.

Intelligent Contractor Dispatch

When a repair is needed, Lora already knows the property — boiler model, access details, and previous job history. Contractors arrive prepared. First-time fix rates improve. Unnecessary revisits drop.

The Property Log

Every repair, compliance certificate, and contractor visit contributes to a permanent, searchable record of your property. Connected with Vara inspections for a complete picture — from identification to verified resolution.

How Lora works

One platform. Four users. Every interaction makes the property smarter.

For tenants

Boiler not working at 10pm

Lora's AI chatbot asks a few questions, identifies the boiler from the property record, and walks the tenant through a simple repressurisation. Issue resolved. No callout needed. If the fix doesn't work, a contractor is dispatched automatically.

For contractors

Arriving at a property they've never visited

Lora already knows the boiler make and model, where the fuseboard is, and the full repair history. The contractor arrives prepared, completes the job faster, and is asked to confirm or add any details they discovered — keeping the property record current.

For letting agents

Gas safety certificate due in six weeks

Lora raises a visible alert at exactly the right time — timed intelligently so renewal doesn't eat into the next coverage period. All certificates are stored centrally with a full audit trail, ready for inspection.

For landlords

Wanting assurance their property is compliant

A clear dashboard showing all compliance certificates, their status, and upcoming renewals. Every repair logged, every contractor interaction recorded. Full visibility, no surprises.

A property record that builds itself

Most property knowledge lives in someone's head — or a spreadsheet nobody updates. Lora captures it as a natural byproduct of work that's already happening. When a contractor fixes a leak, Lora asks where the stopcock was. When an engineer services the boiler, Lora logs the model and last service date. Nobody sits down to fill in a form.

Over time, every property on Lora becomes genuinely easier to manage. Tenants get faster help. Contractors arrive prepared. Agents spend less time fielding calls they can't answer. The knowledge compounds — automatically.

Utility locations

Stopcocks, fuseboards, gas meters, and isolation valves — logged with location notes.

Appliance records

Boiler make, model, and service history. White goods inventory. Warranty information.

Compliance certificates

EICR, gas safety, PAT testing, and more — stored, tracked, and renewed at the right time.

Introducing The Property Log

Every repair, every compliance certificate, every contractor visit — contributing to a single, permanent record of everything about a property.

The Property Log is the living record of a managed property — built automatically as work happens. Every Lora repair job adds an entry. Every compliance certificate is stored and tracked. Every contractor visit captures new property knowledge. Over time, The Property Log becomes the most complete record of a property that has ever existed.

When Lora connects with Vara — our property inspection platform — The Property Log grows further. Issues flagged during inspections flow into Lora automatically. Repairs marked as complete are independently verified at the next inspection. One property. One record. Closed loop.

Frequently asked questions

Do tenants need to download an app to report an issue?
No. Tenants can report issues directly from your agency website using Lora's embedded reporting tool. No app download or account creation required for a first report.
How does Lora's AI chatbot work?
When a tenant reports an issue, Lora's AI asks a few targeted questions and cross-references the property record — including the boiler make and model, appliance history, and previous repairs. Where appropriate, it suggests a light-touch fix the tenant can try themselves. If that doesn't resolve the issue, a contractor is dispatched automatically.
How does the property knowledge base get populated?
It builds itself over time. Agents and landlords can add information during onboarding. But the primary mechanism is contextual — when a contractor interacts with a stopcock, Lora asks them to confirm its location. When an engineer services a boiler, Lora logs the details. Every job makes the property record more complete.
How does compliance certificate tracking work?
Lora stores all compliance certificates — EICR, gas safety, and others — and tracks their expiry dates. Renewal alerts are timed intelligently by certificate type. For example, gas safety certificates can be renewed up to two months before expiry without losing the anniversary date. Lora knows this, so reminders are sent at exactly the right time.
Is Lora GDPR compliant?
Yes. All data is stored securely with UK data residency. Tenant communications, repair records, and property information are encrypted in transit and at rest.
Is there a free trial?
Yes. Starter and Pro plans include a 14-day free trial with no credit card required.
What is The Property Log?
The Property Log is the permanent, living record of everything about a managed property — repairs, compliance certificates, contractor visits, utility locations, appliance records, and inspection history. It builds automatically as work happens, so no one ever has to sit down and fill in a form. Every entry is exportable and belongs to you, not your software.
Does Lora connect with Vara?
Yes — Lora and Vara are being built to work together as part of The Property Log. Issues flagged during a Vara inspection will flow automatically into Lora as repair jobs. Repairs marked as complete in Lora will appear in the next Vara inspection checklist for independent verification — creating a fully closed loop from identification to confirmed resolution. This integration is currently in development.
